Seventeen Homesites
at The Preserve at Summit Farms

At Davidson’s new agrihood, Royal Building Group holds an exclusive commitment to seventeen homesites — Lots 19 through 35. These are homes designed for this land: drawn with architect Bryan Mermans for the grades, the greenway, and the way a home should sit among working farmland and creekside oaks. Construction is slated to begin in fall 2026.

The Community

Luxury That Lives
Off the Land

Summit Farms is 58 acres of rolling Davidson countryside, minutes from Lake Norman, organized around a simple idea: bring nature back into everyday life. A ten-acre working farm grows produce for the community’s own market and kitchens. The Village — anchored by Summit Coffee’s new headquarters and roastery, a market, restaurants and a brewery, and a boutique inn — puts morning coffee and dinner ingredients a short walk from your front door.

The Preserve is the community’s residential heart: 55 homesites among mature oaks, community gardens, and trails that follow the Rocky River. The architecture is a timeless Carolina vernacular — refined, natural, and built to belong to the land it sits on.

The Architect’s Folio

No Two Homes Alike

The collection now has names. Each floor plan by architect Bryan Mermans is drawn as two distinct homes — one plan, two faces — so that across the seventeen homesites, no two homes read the same from the street. Four plans are complete: Whispering Pine & Mythic Moon, Meadow Mere & Briarwood, Rambling Oak & Ironwood, and Quail Run in two elevations — with Canyon Bluff, Moonstone Meadow, Foxmere, and Ponderosa on the architect’s board now. The homes front the farm and greenway; the garage and everyday entry sit off the rear alley, per Davidson’s design guidelines. Tap any image to enlarge.

Four bedrooms with four full and two half baths, a study that doubles as a guest suite, a rec room with its own guest quarters, and a courtyard pool with a cabana — 2,745 square feet on the main level, 4,330 heated in all, behind two entirely different faces.

The RBG Commitment

Seventeen Homesites.
One Builder.

The Preserve is built by a small group of exclusive builders. Royal Building Group is the one committing the most from day one: seventeen exclusive homesites, Lots 19 through 35 — the largest single-builder commitment in the community, the gold parcels on the plan below.

Every home on these lots is designed by RBG with architect Bryan Mermans, drawn to sit naturally on its grade and to fit the rhythm of the street. The seventeen are RBG’s spec collection — a range of floor plans, each in more than one elevation and finish, so no two homes on the street are the same. For a fully custom home, we can also build on the community’s estate lots in future phases.

Questions

Summit Farms, Answered

Where is The Preserve at Summit Farms?

Summit Farms sits at 19300 Shearer Road in Davidson, North Carolina, at Shearer and East Rocky River Roads — minutes from downtown Davidson's shops, dining, and Davidson College.

What is an agrihood?

An agrihood is a neighborhood built around a working farm. Summit Farms is organized into three parts: the Garden, a ten-acre working farm; the Village, a commercial center anchored by Summit Coffee's new headquarters and roastery, a market, restaurants and a brewery, and a boutique inn; and the Preserve, the residential heart of 55 homesites. Produce grown on site supplies the community's own market and kitchens, putting farm-to-table living minutes from Davidson and Lake Norman.

Is Royal Building Group an exclusive builder at The Preserve?

Yes. RBG is one of The Preserve's exclusive builders — and the one committing most from day one, with 17 exclusive homesites (Lots 19–35). We design and build there from first conversation through final walkthrough, working with architect Bryan Mermans on homes shaped for these specific lots.

Are the homes on Lots 19–35 spec or custom?

Both. All seventeen homes on Lots 19–35 are planned to start as spec homes and be sold as completed homes, built from a growing collection of four to six floor plans by architect Bryan Mermans, each offered in more than one front elevation and finish schedule so no two look alike from the street. We also accept presale offers on any of them — lock in a home early and we'll work with you on customizing it, up to and including a fully custom design on one of these lots. For a fully custom home beyond that, we can also build on the community's estate lots in future phases.

What makes RBG's homesites different from the estate lots?

RBG holds the rights to seventeen homesites (Lots 19–35), with homes designed by Bryan Mermans for each lot. These homes are planned for sale complete, with presale and customization options, including a fully custom design where agreed. Estate lots are offered separately through the community's brokerage; we can also discuss custom builds on estate lots in future phases.

What do RBG's homes cost?

On our seventeen lots, RBG sells completed homes starting around $2.5 million — the first four plans run roughly 4,150 to 4,330 heated square feet, with more in the collection, and final pricing depends on the plan, elevation, and finishes you choose. Estate-lot prices are set separately by the community's brokerage.

How do I start — and who sells the lots?

For a home on Lots 19–35, start directly with Royal Building Group, with or without your own agent. RBG holds the rights to these homesites and carries the build. Estate lots are listed through Ivester Jackson | Christie's International Real Estate; contact the brokerage for current releases and availability. If you're considering a custom home on a future-phase estate lot, talk with us about the homesite and build together.

When can construction start?

Construction on the first RBG homes is slated to begin in fall 2026 — they won't be move-in ready until later, with build-out continuing in the years that follow. Design conversations can start today.
