Summit Farms is 58 acres of rolling Davidson countryside, minutes from Lake Norman, organized around a simple idea: bring nature back into everyday life. A ten-acre working farm grows produce for the community’s own market and kitchens. The Village — anchored by Summit Coffee’s new headquarters and roastery, a market, restaurants and a brewery, and a boutique inn — puts morning coffee and dinner ingredients a short walk from your front door.

The Preserve is the community’s residential heart: 55 homesites among mature oaks, community gardens, and trails that follow the Rocky River. The architecture is a timeless Carolina vernacular — refined, natural, and built to belong to the land it sits on.

The Preserve is built by a small group of exclusive builders. Royal Building Group is the one committing the most from day one: seventeen exclusive homesites, Lots 19 through 35 — the largest single-builder commitment in the community.

Every home on these lots is designed by RBG with architect Bryan Mermans, drawn to sit naturally on its grade and to fit the rhythm of the street. The seventeen are RBG’s spec collection — a range of floor plans, each in more than one elevation and finish, so no two homes on the street are the same. For a fully custom home, we also build on the community’s estate lots and future phases.

The Design Language

The Look of The Preserve

Before the first line was drawn, architect Bryan Mermans gathered the references for these homes — a coastal-Carolina vernacular of deep porches, unique roof designs, shuttered windows, and quiet, natural materials. It is the language every RBG home at Summit Farms is meant to speak.

The Architect’s Folio

No Two Homes Alike

For the seventeen spec homes on Lots 19–35, RBG is building a collection of four to six floor plans by architect Bryan Mermans — each drawn in at least two front elevations, and each elevation in more than one finish schedule. Across the seventeen, no two homes read the same from the street. The first concept plans are shown here; more will join the folio as the architect completes them. The Homesites

Lots 19–35

Seventeen homesites gather toward the community’s lower neighborhood, near the walk to the Village — the gold parcels on the site plan above. They step gently with the land toward the greenway, and each home is drawn to sit naturally on its grade — including, on the steeper lots, a finished lower level.

Two Ways In

A spec home on one of our seventeen homesites, or a fully custom home on a community estate lot. Either way, Royal Building Group secures the homesite — so you build with one team, from land to keys.

A Spec Home on Lots 19–35

RBG already owns these seventeen homesites — lot and all — so you work with us directly, with or without your own agent, and Royal Building Group carries both the homesite and the build. Choose from the collection of plans and elevations, each in its own finishes, and make the selections your own. It’s the most defined path, and the earliest buyers shape the most.

A Custom Home on an Estate Lot

For a true custom, the community’s estate lots offer more freedom — and we keep it simple: Royal Building Group acquires the homesite and builds your home start to finish — one contract, one team. Future phases open up more custom homesites; if you’re eyeing one, talk with us first — bringing the lot through RBG keeps the whole project under a single roof.

Where is The Preserve at Summit Farms?

Summit Farms sits at 19300 Shearer Road in Davidson, North Carolina, at Shearer and East Rocky River Roads — minutes from downtown Davidson's shops, dining, and Davidson College.

What is an agrihood?

An agrihood is a neighborhood built around a working farm. Summit Farms is organized into three parts: the Garden, a ten-acre working farm; the Village, a commercial center anchored by Summit Coffee's new headquarters and roastery, a market, restaurants and a brewery, and a boutique inn; and the Preserve, the residential heart of 55 homesites. Produce grown on site supplies the community's own market and kitchens, putting farm-to-table living minutes from Davidson and Lake Norman.

Is Royal Building Group an exclusive builder at The Preserve?

Yes. RBG is one of The Preserve's exclusive builders — and the one committing most from day one, with 17 exclusive homesites (Lots 19–35). We design and build there from first conversation through final walkthrough, working with architect Bryan Mermans on homes shaped for these specific lots.

Are the homes on Lots 19–35 spec or custom?

The seventeen homesites on Lots 19–35 are RBG's spec collection — a growing set of four to six floor plans by architect Bryan Mermans, each offered in at least two front elevations, and each elevation in more than one finish schedule, so no two of the seventeen homes look alike from the street. You still make the selections your own. For a fully custom home, RBG also builds on the community's estate lots and future phases.

What makes RBG's homesites different from the estate lots?

Our seventeen homesites (Lots 19–35) are the largest single-builder commitment at The Preserve, and RBG already holds them — so they're offered as a streamlined spec collection you buy directly through us, each home designed by Bryan Mermans to fit its grade, with a finished lower level on the steeper lots. The community's estate lots sell separately through its brokerage and are where fully custom RBG homes are built.

What do RBG's homes cost?

On our seventeen lots, RBG sells completed homes starting around $2.2 million — the first plans run roughly 4,170 and 4,330 square feet, with more in the collection, and final pricing depends on the plan, elevation, and finishes you choose. Estate-lot prices are set separately by the community's brokerage.

How do I start — and who sells the lots?

RBG's seventeen spec homesites (Lots 19–35) you start directly with Royal Building Group, with or without your own agent — we own the lots and carry the build. The community's estate lots are listed through Ivester Jackson | Christie's International Real Estate, releasing in tranches (the next on June 22, 2026); for a custom home there, the simplest path is to let RBG acquire the homesite and build it for you — one team from land to keys. If you're considering a future-phase estate lot, talk with us first.

When can construction start?

Construction on the first RBG homes begins in fall 2026 — they won't be move-in ready until later, with build-out continuing in the years that follow. Design conversations can start today.
