Do I need to own land before hiring a custom home builder?
Not necessarily. We can work with you whether you already own a lot or need help finding one. Many clients engage us during the lot search so we can evaluate buildability, setbacks, and grading before purchase.
What’s the difference between a custom home and a spec home?
A custom home is designed and built specifically for you — every detail reflects your vision. A spec home is built by a builder to sell on the open market with pre-selected finishes. Custom homes offer complete personalization; spec homes offer faster move-in.
What does the custom home building process look like?

How do you choose architects and designers for your projects?
We’ve built long-standing relationships with some of Charlotte’s top architects and interior designers. We work to place each client with the best fit for their style, budget, and project scope. If you’ve already selected an architect or designer, we’re happy to collaborate with them. A few of our favorites include Mermans Architecture & Design and Modern Cottage Interior Design.
What’s the difference between a builder and a general contractor?
A custom home builder like Royal Building Group manages the entire process — from design coordination through construction and delivery. A general contractor typically manages only the construction phase. Our owner Billy Royal is a licensed civil engineer, bringing structural expertise most builders don’t have.
Can I build a custom home on my existing lot?
In most cases, yes. We’ll evaluate your lot for buildability, zoning, setbacks, topography, and utility access. Some lots may require demolition of an existing structure or significant grading work.
How involved will I be in the building process?
As involved as you want to be. Our process keeps you informed at every stage with regular updates and site visits. Melinda, our selections coordinator, guides you through every material and finish choice so you’re never overwhelmed.
Do you handle renovations and remodels?
Yes. We take on full luxury renovations in addition to new custom builds. Our Beverly Remodel project is a great example of what’s possible with a complete transformation.

Absolutely. We’ve completed over 50 custom homes, with our portfolio showcasing those where photography was available — over 700 real photos. Some of our best work isn’t shown publicly at the request of our clients.
What type of warranty does Royal Building Group offer?
We stand behind our work with a comprehensive builder warranty covering structural, mechanical, and finish items. Specific warranty terms are discussed during the contract phase and exceed North Carolina minimum requirements.
