From first conversation to move-in day, a custom home in Charlotte typically takes 18 to 24 months. The construction phase itself runs 12 to 18 months, but the design and permitting process adds 4 to 8 months before ground is ever broken.

The Full Timeline

Months 1–3: Vision and Design

This is where everything starts. We sit down and talk about how you live, what matters to you, and what you want your home to feel like. From there, we work with your architect to develop plans that capture that vision. For our projects, that’s often Mermans Architecture & Design, though we work with several Charlotte firms.

Design revisions take time, and we don’t rush them. Getting the plans right saves months during construction. Every detail resolved on paper is a decision that doesn’t stall the build later.

Months 3–5: Engineering and Permitting

Once architectural plans are finalized, the engineering work begins — structural, mechanical, plumbing, electrical. Billy’s background as a licensed civil engineer means this phase moves efficiently. We know what the city requires and how to deliver it.

Charlotte’s permitting process currently runs 4 to 8 weeks. We submit early and track actively.

Months 5–8: Foundation and Framing

Ground broken. The foundation goes in, framing goes up, and the home starts to take shape. This is when clients typically visit the site weekly — watching framing rise is when the abstract becomes real.

Months 8–14: Systems and Enclosure

Roofing, windows, HVAC, plumbing, and electrical rough-in. The house gets dried in and the mechanical systems are installed. This is the phase where our engineering background matters most — the systems behind the walls determine how the home performs for decades.

Months 14–18: Finishes and Detail

This is where the home becomes yours. Cabinetry, countertops, flooring, paint, lighting, hardware — hundreds of selections come together. Our five-stage process ensures every selection was made intentionally, not in a rush.

Month 18+: Walkthrough and Delivery

The final walkthrough is thorough. We walk every room, test every system, and address every detail. We don’t consider a project complete until you do.

What Affects the Timeline

  • Decision speed. Selections that take weeks instead of days compound across the project. This is the single biggest variable clients control.
  • Weather. Charlotte winters are mild, but spring rain can slow exterior work. We build this into our schedules.
  • Material lead times.Custom windows, imported tile, specialty fixtures — some items need 12–16 weeks from order to delivery. We order early.
  • Lot conditions. Rock, water table, significant grade changes all affect foundation timelines.
