Purpose of This Information
This page is intended to clarify how quality is evaluated in residential construction and to help set realistic expectations for materials, finishes, and performance. Residential construction involves natural and manufactured materials, skilled trades, and environmental variables. Not every visible condition constitutes a defect.
General Construction Considerations
Homes are assemblies of materials that expand,
contract, and settle over timeMinor cosmetic variations are inherent in residential construction
Home inspections often include observations that are informational rather than defective
Industry standards rely on reasonable tolerances, not perfection
Concrete & Masonry
Hairline and shrinkage cracking is normal and expected
Cracks without vertical displacement or structural
movement are cosmetic in natureConcrete is evaluated based on structural performance,
not the absence of visible cracking
Framing & Wood Products
Natural wood may exhibit checking, minor splitting, or grain variation as it dries
Seasonal movement and minor imperfections are expected
These characteristics do not affect structural integrity
Drywall, Paint & Interior Finishes
Minor drywall and paint imperfections may be visible at joints, corners, and transitions
Paint and finish quality is evaluated under normal lighting conditions from a reasonable viewing distance
Flashlights, raking light, or close-range inspection can reveal conditions not visible during normal use and are not considered a standard of acceptance
Trim, Cabinetry & Millwork
Natural materials may experience slight movement due to seasonal changes
Minor variations in alignment, grain, or color are expected
Functionality and overall appearance govern acceptance
Exterior Conditions & Drainage
Exterior assemblies are designed to manage moisture, not create a sealed enclosure
Sealants and caulking are maintenance items and may require periodic upkeep
Drainage and grading are evaluated based on performance following rainfall, not immediate drying
Communication & Resolution
Royal Building Group addresses legitimate workmanship issues promptly and professionally. Conditions consistent with accepted construction standards, material characteristics, or normal tolerances are not considered defects.
